Our plumbing maintenance covers everything that should be inspected on a typical UK domestic or small-commercial property at least once a year: stop taps, isolation valves, exposed pipework, taps and mixers, toilet cisterns and fill valves, washing machine and dishwasher connections, hot water cylinders, expansion vessels, and visible drainage.
Unvented hot water cylinders get the full G3 annual service as part of the same visit — discharge test, expansion vessel charge, PRV operation and certification. That single check satisfies most cylinder warranty and home insurance requirements.
What happens if you wait

Technical detail
What a thorough annual plumbing inspection actually covers
Most 'service' visits offered in the wider market are 15 minutes with a clipboard and an invoice. A real annual inspection takes time, follows a checklist, and produces a document you can keep.
Stop taps, isolation valves and emergency controls
Every property has at least one main stop tap and dozens of isolation valves. We test that the main stop tap actually closes, that isolation valves under sinks and behind appliances operate cleanly, and that anything seized gets freed off or replaced. This single check is the difference between a controlled response and a flood.
Flexible hoses, connections and exposed pipework
Flexible tap connectors and washing-machine hoses have a published service life — typically 5–10 years. We inspect for braid corrosion, bulging and date stamps, replace anything beyond service life, and check that compression joints on exposed pipework remain dry. Sealed concealed pipework is checked via pressure observation.

Unvented hot water cylinder G3 annual service
G3 servicing is a notifiable annual check on unvented systems — discharge pipework test, PRV operation, expansion vessel pre-charge check and tundish flow verification. Done correctly it takes around an hour, leaves the cylinder properly set, and produces certification for warranty and insurance purposes.
Toilets, taps and visible drainage
Fill valves are checked for leaks past the flush, taps for drips and aerator condition, mixer cartridges for smoothness. Visible drainage under sinks and behind WCs is checked dry, and any active drips logged with a quoted repair. The whole visit produces a single emailed report.

How often should plumbing be serviced?+
Annually for most domestic properties. Six-monthly for HMOs, care homes and commercial sites with higher use. Unvented cylinders need annual G3 servicing as a separate (often combined) check.
Does this cover gas appliances?+
No — gas work requires a Gas Safe registered engineer. We work alongside Gas Safe registered companies and regularly pass on related work. We cover everything else on the plumbing system.
How long does an annual visit take?+
Typically 45–60 minutes for a domestic property. Add 30–45 minutes if a G3 cylinder service is included. We quote the time in advance.
What's included in the cost?+
Inspection, testing, G3 service where applicable, small consumables (tap washers, fill-valve diaphragms) and the written report. Larger remedial parts are quoted separately.
Do I get a certificate?+
Yes — G3 service certification for unvented cylinders, and a written inspection report for everything else.
What if you find something serious?+
We'll explain it on site, photograph it, and quote a fixed-price repair. You're never pressured into using us for the repair.
Do landlords need this for compliance?+
Annual plumbing inspection isn't currently a statutory requirement (unlike gas), but landlord licensing and insurance increasingly favour documented annual checks.
